Keep, repair or replace?
A useful renovation plan separates what is sound from what needs opening, investigation or replacement. Replacing every finish is not always necessary; covering a fault with a new finish is not a repair.
| Starting point | What we establish |
|---|---|
| Whole-home refurbishment | Rooms, retained elements, services, finishes and whether you remain in residence |
| Layout alteration | Existing walls/structure, proposed openings and any engineer review needed |
| Selected room upgrade | Measured work, adjacent protection and reinstatement boundaries |
| Older house | Available drawings, visible deterioration and matters that need investigation |
We provide house renovation services for a defined civil scope. Interior joinery, appliances, specialist roofing and waterproofing are separately allocated rather than assumed part of a general renovation rate.
What a survey can and cannot tell you
We inspect visible conditions and discuss the work before quoting. We cannot certify every concealed pipe, fill layer or structural detail from photographs. The quote should state where an investigation or opening-up stage is necessary.
On a Siolim renovation, removal of an old floor exposed unstable fill. The intended finish could not simply continue over it. The affected work was assessed and a written variation agreed before reinstatement. This is why a responsible estimate distinguishes a visible scope from conditions revealed later.
Renovating while the family stays at home
Before setting the work sequence, we ask which rooms are used, whether children or elderly people are at home, how access will be maintained and which water or power interruptions need planning.
Work areas are separated from occupied spaces, with protection and debris routes agreed. Noisy tasks and service shutdowns are scheduled within the permitted site arrangements. A bathroom or kitchen cannot be promised usable throughout a full strip-out; the household needs an honest temporary plan.
For a bathroom-only scope, use bathroom renovation. For additional built space, see room additions.
How the estimate is built
The quotation separates relevant demolition, removal/disposal, masonry, plaster, service alterations, finishes and protection. Owner-supplied fittings need a delivery date and a clear installation boundary. Existing items being reused are identified rather than quietly counted as new supply.
Straightforward renovation estimates typically take 3–5 working days after the assessment and necessary information. Complex structural or concealed-condition work may require further professional input. Scope and exclusions.
Make the important decisions before opening the house
Agree room layouts, major fitting sizes and service positions before the related work. If a selection changes after installation, record the removal, replacement, cost or credit and programme effect before proceeding.
When comparing home renovation companies, ask how they protect an occupied home and record newly discovered work, not just how quickly they can start. Compare quotations.
Questions about renovating
I have a tight budget. What should I renovate first?+
Identify safety, active deterioration and essential service issues first, with professional input where needed. Then price the functional changes and optional finishes separately. A staged plan can help, but repeat mobilisation and reopening completed work can add cost. Where to spend and save.
Can I stay in the house while you work?+
Sometimes, depending on safe access, dust, services and the areas affected. We agree usable zones and interruptions before starting. If the scope leaves no safe bathroom, kitchen or access route, alternative arrangements may be needed.
Will renovating an old house cost less than building new?+
It depends on what can safely remain and how much concealed work is involved. Access, protection, demolition and service reinstatement can be significant. We assess the existing condition instead of promising a saving from the floor area alone.
What happens if you find a problem after removing the floor or plaster?+
We record the condition, protect the affected area and seek the appropriate technical review. The proposed response and its cost/time effects are explained against the contract assumptions. Necessary immediate protective action is documented promptly.
Can you give me one renovation price per square foot?+
We can discuss an early budget, but a meaningful quote needs the actual work. Two houses of the same size can need very different demolition, structural, service and finish scopes. A single area rate often hides those differences.
