House and villa construction in Goa

House and villa construction in Goa starts with your plot, your drawings and a clear agreement on what we will build. We undertake foundations, RCC structure, masonry, plaster and the additional work listed in your contract. Call with the site location, approximate built-up area and drawing status.

Choose the appointment that suits your build

Appointment What we agree
Civil shell, materials and labour Defined foundation assumptions, RCC structure, masonry and specified plaster
Labour-only civil work Execution workforce and foreman; materials, equipment and site facilities allocated separately
Civil work with selected finishes The shell plus specifically listed finishes or service work
Coordinated completion A responsibility schedule for our work and the separately appointed specialists

As your villa contractor, we agree who handles the structure, finishes, services and external works before starting. Your architect can retain the design role, and we coordinate execution with the responsible structural engineer. A phrase such as “complete house” or “turnkey” does not replace the written scope; professional fees, service installations, fittings and external works need explicit allocation.

02

What we establish before pricing

For a new home, we review the site approach, plot levels, proposed floor and driveway levels, available ground information, existing services and the approvals needed for the proposal. Soil investigation and structural design are professional inputs, not something a visual site visit can replace.

On our Siolim villa, the pre-start assessment identified a 1.8-metre level difference requiring retaining work before the main build. During excavation, different ground conditions required an engineer's review of the affected foundations. Read the real project.

In Aldona, a 220 sq m house on a falling plot needed coordinated internal floor, parking and drainage levels. The engineer's stepped foundation and plinth details were followed instead of raising the entire site with uncontrolled fill. See the Aldona summary.

A construction sequence with clear review points

  1. Confirm the scope, current drawings, relevant approvals and start conditions.
  2. Set out the building and levels; inspect excavation and founding conditions.
  3. Execute foundations and RCC work against the engineer's information and required inspections.
  4. Build masonry and coordinate openings and service routes before plaster.
  5. Complete the finishes and external works included in the appointment, with specialist handovers recorded.
  6. Inspect, close agreed snags and provide the documents listed for our scope.

Concealed work is checked at the applicable stages. Reinforcement, formwork, cover and coordinated sleeves are reviewed before a pour. A release to place concrete is separate from later laboratory results. Construction quality checks.

04

A starting budget, with the scope beside it

For an ordinary low-rise planning scenario, the cost guide uses ₹1,100–₹1,700 per sq ft of total built-up area for a defined civil shell. This is an indicative planning band based on comparable published Indian pricing, not a site quotation. Applicable GST is confirmed separately.

A finished-home budget covers substantially more work. Doors, windows, electrical and plumbing installations, fittings, floor finishes, painting and external structures must be checked individually. Do not compare house construction contractors using only a rate when their scope and area definitions differ.

We normally need 7–10 working days for a new-build estimate after the visit and receipt of the necessary drawings and information. Unresolved design or ground questions may need to be settled first.

Building from outside Goa

You receive a regular Friday update, including completed work, next activities and decisions needed. Changes requiring financial approval go to the authorised decision-maker, even if family members assist locally. Urgent matters are raised separately. Read a fictional weekly report.

Questions about building a home

I am comparing house builders and home construction companies. What should I send each one?+

Send the same architectural and structural revisions, specification, scope and area schedule. Ask each company to state assumptions and exclusions. A lower total may price less work, different allowances or a different area. Use our comparison checklist.

Can I buy the materials and appoint you for labour?+

Yes, if the responsibilities are agreed. Your purchasing role includes specification, quantity, delivery and storage arrangements; we flag unsuitable or missing supplies rather than silently using them. Compare the total installed budget, including hired equipment and handling, not just the labour rate.

I want a custom home. Can you work from my architect's plans?+

Yes. Custom home builders need the design and structural information translated into a measurable execution scope. We review that information with your professionals and explain what is still needed for a firm quote.

Can I build the ground floor now and another floor later?+

Only after the future proposal is considered in the structural design and relevant approvals. An RCC frame or extra reinforcement alone does not establish capacity or permission. Tell the designer your intended future use before pricing the first phase.

Will the monsoon stop all my house construction work?+

Home construction work is affected differently at each stage. We plan weather-sensitive work, site protection and protected activities around the project. Interruptions and their programme effect are recorded; recovery must not depend on unsafe work or shortened curing requirements.
