Room additions in Goa

Room additions in Goa need to work with the building you already have. We assess the proposed extra space, existing structure, access and service connections before pricing the civil extension. Call with an existing plan, proposed layout or photographs and a description of the room you need.

01

What kind of addition are you considering?

An extra bedroom, living area, utility room or bathroom can involve different structural and approval questions. A side or rear extension is different from internal reconfiguration; a proposed upper floor requires a specific assessment of the existing building and foundations.

If your work creates no new built space, start with home renovation. For a new bathroom within the existing envelope, see bathroom construction.

02

Check feasibility before fixing a price

We review available plans, the building's visible condition, proposed use, service routes, levels and access. The responsible architect/engineer must establish the design and applicable approval requirements. Spare space on the plot does not by itself establish permission or structural suitability.

Room addition contractors also need to consider what happens to the existing rooms during the work. An opening, temporary enclosure or service diversion must be planned before demolition begins.

03

The connection is part of the scope

Interface What needs a decision
Existing foundations and structure Investigation, new loads, excavation near old work and engineer's details
Old/new floors Levels, thresholds, build-up and access needs
Walls and openings Retained support, lintels, temporary protection and finish junctions
Services Existing routes, new connections, interruptions and testing
Weather-exposed junctions Civil preparation and separate specialist responsibilities

We do not assume new and old construction can simply be bonded together without design. Temporary support and structural alterations follow professional instructions.

04

Keep the occupied house protected

We agree the work zone, usable entrances, household routes and when existing rooms must be opened. Deliveries and debris removal need a route that remains practical throughout the job. Tell us about children, elderly residents and any room or service that must remain available.

05

What changes the cost of an extension?

New foundations and walls are only part of it. Investigation, demolition, structural connections, temporary works, service alterations, access and matching finishes can change the budget. The estimate separates these from the new room's floor area.

We explain additional work and its programme effect before approval under the agreed change procedure. Understand scope boundaries · Compare quotations.

Questions about adding rooms

Can I add another floor because my house already has RCC columns?+

Not on that fact alone. The structural engineer needs the existing information, condition and intended new loads, and the proposal must follow the relevant approval route. We do not modify columns, beams or slabs on an informal assurance.

Can my family stay in the original rooms during construction?+

It depends on safe access, temporary protection and the affected structure and services. We agree the phases before starting. Some operations may require a room or section to be vacated temporarily.

Will a small addition cost the same per square foot as a new house?+

Not necessarily. Small additions can carry substantial connection, protection and mobilisation work over a limited area. We price the measured scope rather than multiplying the room size by an unrelated whole-house rate.

I want a bedroom and an attached bathroom. Should I use two contractors?+

Start by defining one coordinated scope and responsibility schedule. Civil work, design, services and specialist wet-area work still need clear owners, whether the appointments are separate or coordinated. We explain our boundary before pricing.
