Work for homes and business premises

We assess new homes, renovations, bathroom changes and masonry. For an office or other premises, use commercial civil work.

Where an interior designer or another contractor is involved, the quotation identifies what they will receive: complete finishes, prepared surfaces or an intermediate civil handover stage.

Alto Porvorim office conversion

Our civil package covered a 3,200 sq ft commercial unit with a 600 sq ft mezzanine addition. It included partition removal, mezzanine civil work, a new toilet block, floor levelling, plaster and agreed preparation for a separate fit-out team.

The unit was inside an occupied multi-tenant building. Dust, access and noisy activities had to be managed around neighbouring premises. The original structural drawings were unavailable, so an independent structural assessment was arranged before the addition proceeded.

The engineer's required strengthening was documented and approved by the client. The civil package was completed in March 2024. Read the full Porvorim office project.

A Porvorim home, six months after handover

After the first monsoon, we returned to a 218 sq m, three-bedroom G+1 home in Socorro, Porvorim, handed over in April 2025. The review on 6 October 2025 was led by the project civil engineer and site supervisor.

The owner reported moisture beneath a bedroom window, water collecting beside the parking area and a dripping washbasin connection. We recorded these concerns alongside our checks of accessible finishes, outlets, plumbing and door operation.

  • Window: a locally detached perimeter sealant joint reproduced moisture during controlled wetting. We prepared and resealed the joint and cleared the frame drainage openings.
  • Parking and drainage: we removed silt from the side chamber and re-laid the affected paving with a corrected fall towards the channel. The isolated pool did not reform during the repeat flow check.
  • Bathroom and fittings: we replaced the washbasin’s distorted washer, renewed a separated shower sealant section and adjusted a bedroom latch. The basin connection remained dry during repeated discharge checks.
  • Terrace outlet: leaves and debris were cleared; discharge through the connected downpipe was checked. No visible leakage staining was found on the accessible ceilings below.

Repairs took place on 8–12 October, with a recheck on 20 October 2025. No window ingress was observed during repeat controlled wetting. A fine staircase finish crack remained under monitoring; drainage during further heavy rain and decoration beneath the repaired window also remained open.

The owner received the inspection and rectification record, plus a pre-monsoon maintenance checklist. These were checks of accessible areas under the conditions tested, not certification of concealed work or peak-rainfall performance.

Existing buildings: review before alteration

Removing a partition, adding usable floor area or moving services can affect work beyond the room being changed. We review the available information and refer structural questions to the responsible engineer.

We do not cut columns, beams or slabs on an informal instruction. If drawings are missing, that becomes a matter to resolve before the affected work proceeds, not a reason to assume the structure is suitable.

For occupied homes and shared buildings, the plan also identifies the work zone, protected routes, allowed access and service interruptions. Apartment/building management requirements need checking for the particular premises.

06

A quote that separates the work

For refurbishment, we identify demolition, masonry, plaster, service interfaces, finishes and debris responsibilities where relevant. The Porvorim toilet partitions used hollow concrete blocks specified for that scope; that material choice does not establish the specification for every home.

Work quantities, assumptions, exclusions and agreed changes stay in the written record. Scope and exclusions · Compare quotations.

Updates when you cannot visit

The regular Friday update brings together completed work, next activities and decisions needed. Significant phone discussions are followed by a written summary. The fictional Socorro report shows the reporting format; it is a demonstration, not another completed client project.

Questions from Porvorim property owners

I cannot find my building's original drawings. Can I still add a mezzanine or alter it?+

The required assessment comes first. Our office project needed an independent structural review because the drawings were unavailable. What investigations/design are necessary for your premises is decided by the responsible professionals; the past project is not a blanket approval.

I live in the apartment. Can you keep the work away from the rest of the home?+

We agree protection, work zones and routes, but the practical arrangement depends on the scope and services. If a room or the only bathroom must close, the household needs an alternative plan. We do not promise zero dust or uninterrupted use.

I already have a fit-out team. Can you prepare the civil work for them?+

Yes. We need the drawings, required surface/level condition, service interfaces and handover criteria. The scope records which contractor handles each remaining finish or installation.

Can I compare your office renovation quote with a square-foot package?+

Only after making the inclusions and measurement basis comparable. Existing condition, structural work, occupancy and fit-out boundaries can change the budget significantly. See the cost guide.

I have a small job. Is there a site-visit charge?+

We generally consider work from ₹15,000. Where a visit/investigation charge applies, ₹500–₹1,000 is indicative; it is flexible according to scope, location and assessment and confirmed before booking, with credit if the work proceeds.
