Porvorim office renovation project

This Porvorim office renovation project prepared a 3,200 sq ft commercial unit for an IT company's separately appointed fit-out team. A 600 sq ft mezzanine addition and an occupied multi-tenant building made structural review, access and handover boundaries central to the civil scope.

Missing drawings required an assessment

The original building's structural drawings were unavailable. Before proceeding with the addition, we arranged an independent structural assessment of the relevant existing structure.

The engineer's required strengthening was documented and presented to the client for approval before execution. The cost decision and the technical instruction were distinct parts of the process; client acceptance of a variation did not substitute for engineering review.

We do not present the project's structural details as a template for adding a mezzanine elsewhere. Another building needs its own assessment and applicable permissions.

03

Keep work within an occupied setting

The premises were not an empty standalone site. Work needed to remain within the client's unit, with access, dust and noisy activities managed around neighbouring occupants.

This affects deliveries, debris routes, protection and the practical programme. Those matters need to be agreed before the start rather than discovered after demolition.

04

Define what the next contractor receives

The civil work included a new toilet block with four cubicles and hollow concrete block partitions, floor levelling and plaster/preparation for the following fit-out.

The handover boundary identified the state of the civil work and the remaining responsibility of the fit-out team. A prepared surface, a finished room and a fully operational office are different deliverables.

05

Written changes and completion

Required structural work was recorded and agreed with the client before proceeding. Measurements, scope changes and the civil handover stage formed part of the project record. The package was completed in March 2024.

The case demonstrates an occupied-building civil package, an independent review when information was missing and a defined interface with another contractor. It does not imply a universal completion period, permission for every mezzanine or responsibility for the separate interiors.

Questions about your office project

Can you work with the designer I have already appointed?+

Yes. We need the relevant current drawings, service interfaces, required handover condition and decision route. We agree the division before quoting rather than assuming every fitting or finish is in the civil price.

Can I avoid a structural review if the addition is small?+

Size alone does not establish safety or approval. Changes to existing structural elements and new loads require the responsible professional's assessment and instructions.
