Choose the work you need
For a new home, start with house and villa construction. For changes to an existing property, see home renovation or room additions. We also assess masonry, walls and paving/drainage.
Your architect and structural engineer can retain their roles. We agree the execution, purchasing and decision responsibilities before starting.
A Siolim villa where levels changed the sequence
We completed a 2,400 sq ft ground-plus-first-floor villa in Siolim for an owner living overseas. The plot had a 1.8-metre level difference, requiring retaining work before the main construction could proceed.
The pre-quote assessment identified that requirement. The owner and architect agreed the retaining scope before mobilisation. When excavation exposed ground different from the original assumption, the structural engineer reviewed the affected work and the revision was approved before execution.
The delivery approach narrowed to about 3.5 metres over the final stretch, so vehicle and material-handling arrangements needed attention alongside the design. The home was handed over in May 2024, with the owner joining a room-by-room video walkthrough. Read the full Siolim project.
What we check for your site
One villa does not establish the ground condition of every Siolim plot. For your work, we review actual access, site levels, available ground/design information, visible drainage and relevant approvals.
If you are comparing local civil contractors, ask whether the estimate covers the work needed to make the plot buildable, not just the visible house. Retaining work, disposal and access arrangements can be separate substantial items.
Existing houses need a different assessment
On a separate Siolim renovation, opening an old floor exposed unstable fill beneath the affected area. We assessed the revised work and agreed it in writing before reinstatement. The new floor finish could not simply continue over an unresolved substrate.
For renovation, we identify what can be seen at the visit and what may only become clear after removal. Protection, household access and service interruptions form part of the planning discussion.
If you are managing from outside Goa
The Friday update records work completed, next activities and decisions requiring approval. Financial changes go to the authorised owner contact, even where a family member helps locally. Urgent issues are raised when they arise. See the fictional sample report.
Getting a useful estimate
Send the site pin, project type, approximate size and drawings or photographs. We typically need 7–10 working days for a new-build estimate, or 3–5 for a straightforward renovation, after the visit and necessary information. Further design/investigation can affect that timing.
For initial budgets, use the construction cost guide, with its scope and area definitions. The actual quote remains project-specific.
Questions from Siolim homeowners
I am abroad. Can my family handle the site while I approve the money?+
Yes. We record who may approve day-to-day matters and who approves variations, payments and substitutions. Site updates go through the agreed channel; family involvement does not override your financial authority.
My plot has a slope. Do I definitely need a retaining wall?+
Not necessarily. The survey, building levels, ground and engineer's design determine the response. The retaining work on our villa was specific to that plot, not a standard Siolim allowance.
I have a narrow approach road. Can you still build there?+
We assess the actual width, turning/standing space, vehicle restrictions and material handling. Share approach photographs or a site pin first. Access constraints can affect method, deliveries, quantities and price.
I am worried the quote will keep increasing. How do you handle extras?+
The estimate states assumptions and exclusions. When a change is needed, we record the reason, measured work, valuation and time effect for approval under the contract. A provisional quantity is identified as provisional from the start.
I only need a small civil repair in Siolim. Can I call?+
Yes. We generally consider jobs from ₹15,000, subject to scope and access. An indicative ₹500–₹1,000 visit/investigation fee may apply; it is flexible according to the work and confirmed before booking, with credit if the contract proceeds.
