Siolim villa construction project

This Siolim villa construction project involved a 2,400 sq ft ground-plus-first-floor home for an owner living overseas. The practical work began with the plot: a 1.8-metre level difference meant retaining work had to be agreed before the main build could proceed.

Identify the retaining work before mobilisation

The pre-quote site assessment identified the difference in levels and the need for retaining work. The owner and architect agreed the scope before mobilisation, allowing the sequence and budget to reflect that work rather than leaving it as an unexplained addition after construction started.

That is a useful question for any new plot: does the price cover the site works the design needs, or only the building above an assumed level surface?

03

Refer unexpected ground back to the design

Excavation revealed ground conditions that differed from the original assumption. The structural engineer reviewed the affected foundation work and the required response was documented before execution.

The approach was not to deepen every footing identically or choose a solution informally on site. It was to resolve the specific condition against the engineering design and obtain the necessary approval for revised work.

04

Plan deliveries around the actual approach

The road narrowed to approximately 3.5 metres over the final stretch to the plot. That affected delivery and material-handling arrangements. Access therefore belonged in the early planning discussion, alongside the drawings and specification.

A published construction rate does not by itself show how equipment, deliveries and storage will work on a particular site.

05

Keep remote decisions traceable

The owner received progress photographs and regular updates. Financial changes, specification decisions and substitutions followed the agreed approval route even where family members assisted locally.

At handover in May 2024, the owner joined a room-by-room video walkthrough. Remote communication supported the work; it did not replace the required site inspections or the engineer's technical role.

06

What the project demonstrates

It shows early identification of a site constraint, engineer-led review of a ground finding, explicit changes and reporting for an owner away from Goa. It does not establish that all Siolim plots require the same retaining wall or foundations.

Your estimate will depend on your own scope, drawings and site assessment. Share those inputs so we can identify the work relevant to your build.

Questions about a similar project

My site looks similar. Can I use the same foundation solution?+

No conclusion follows from appearance alone. Your survey, ground information, proposed building and engineer's design determine the solution. The example shows a review process, not a reusable foundation specification.

Can I manage a Goa build while I am overseas?+

An agreed contact, written approval authority, reporting rhythm and decision deadlines make the arrangement clearer. We discuss those responsibilities before starting and keep urgent matters separate from regular updates.
